What are the Common Causes of Roof Leaks?

A leaking roof is one of the main factors of attic insulation and roof deck damage which lead to mold and mildew growth and reduced energy efficiency. Roof leaks can be due to several causes and they call for immediate assistance of a professional roofing contractor. Let’s look at some common roof leak culprits:

 

Loose, Cracked or Rotting Shingles:  You may see signs of aging such as cracking or rotting if your roof is 20 to 30 years old. The shingles may come loose and fall to the ground. An outer layer that is weak will expose the underlayment; continued exposure to wind and sun can wear the layers away and ultimately cause leaks to form.

 

Roofing Nails backing Out:  Roofing nails can sometimes back out leaving small holes for water to easily penetrate. It is worse especially when it’s close to the edge of the roof where wind-driven rain can enter. The little holes usually go unnoticed to the untrained eye.  

 

Damaged or Dislodged Flashing: Flashing, that piece of metal protecting valleys and any spot where the roof meets a vertical surface, such as walls and dormers, if damaged or dislodged by strong winds, could leave the breaks in the roof exposed. It makes it easy for rainwater to get in.

 

Cracked Rubber Boots: Rubber boots can be found in plumbing vents and other things that protrude from the roof. It works like flashing by protecting the area where it meets the roof. When it is constantly exposed to external conditions, it will eventually crack the rubber boot.

 

Blocked gutter: The gutter cannot redirect water when it is filled with debris which causes ice dams. The result could damage your roof and even the foundation of your house.

 

Weather: Last but not least, constant exposure to the elements is a common cause of roof leaks. Ice and snow can build up over gutters and drains, leading to stagnant water.  Periods of intense heat, prolonged cold, and wild temperature swings all degrade roofing material. 

 

Regular maintenance and timely repairs will help spot all these problems and prevent roof leaks. Take care of your roof when it only needs repairs, which will definitely cost less, and, if properly done, can extend your roof’s life for a few more years. Catching these issues early helps you prevent bigger repair expenses or even a premature roof replacement.
